St. Johns County has grown fastest through its master-planned neighborhoods, and each one carries a different character. Palencia and RiverTown sit near the water with their own planting concerns. Shearwater, Silverleaf, and Beachwalk are newer builds with amenity-driven layouts and active HOA review. Julington Creek and Durbin Crossing are more established, with mature trees and a settled feel their newer neighbors haven't grown into yet. We treat each community on its own terms rather than applying one plan across the county.
